Project Description
When this 1928 Mediterranean Villa-style house burned, the loss to the family was painful and disorientating. We worked closely with our clients to fully comprehend their objectives in its reconstruction. A conversation that understandably began ‘we want our house back’, eventually expanded to how the original structure could be improved, especially with respect to function, but also aesthetically. Fire damage necessitated demolition and reconstruction of portions of the structure. Plan changes throughout improve the livability of the house, and were accomplished with minimal change to fenestration, and original design. On the first floor, these modifications were limited to back of house, where we blurred that historic line by bringing materials found elsewhere in the building into this important family area. An additional 76 square feet allowed for a new, open kitchen adjacent to a new family lounge. Second floor changes accommodated a more spacious master bath and additional laundry room. The living room fireplace, boasting Batchelder art tiles, was restored. One of the governing principles of the project was to restore, rather than replace whenever possible. We designed many custom materials and features used throughout the project including decorative iron work, art glass, and lighting. We engineered the mechanical and electrical systems ensuring integration of modern technology into the historic building fabric. Energy efficiency and comfort drove these decisions. A large component of our service was interaction from the beginning with the insurer to determine original construction and materials which aided greatly in reimbursement cost for reconstruction. Months of study and documentation preceded design in preparation of contract documents and details. Just as we found the clients profoundly inspiring in their determination to bring their beloved house back to life, they’ve congratulated us on guiding them through this difficult, yet rewarding process.
